    INCORPORATING SUSTAINABLE BUILDING FEATURES INTO PROPERTY VALUATION: A REVIEW

    The importance of expanding the level of Sustainability in the real estate directly affected to impact of the built environment on our planet. Real estate valuation is a process of forecasting the future benefits of interest in the property and converting this into a current price. The impact of Sustainability on the market value of a building would require more advanced valuationtechniques to fully determine the impact of Sustainability on valuation elements and subsequent the overall value of the property. However, Sustainability is a complex issue for property practitioners – including real estate agents, property valuers, financiers and insurers – about which have thorough ideas in incorporating information related to sustainability features into their practices. There some methodologies identified that seek to identify the relationship of the impact of Sustainability on building's market value. However, none are entirely reliable and able to measure the impact of Sustainability on market value accurately. Some academic researchers have been done on sustainable building development focusing the benefit in term of social, environmental and economic. Over case studies, observational data and property market information expose the existence of the relationship between Sustainability and market value. After all, in valuation practice, the professions stand unaware of the research finding of a relationship between Sustainability and market value and therefore the keep restrained from incorporate this into prevailing practice.     Digital Micro-entrepreneurship in Peer-to-Peer Accommodation Sector: Evidence from Sri Lanka

    Objective: Digital micro-entrepreneurship in the tourism and hospitality industry is a novel phenomenon driven by accommodation sharing platforms like Airbnb. The purpose of the study is to explore the attributes, motivations, perceptions, benefits, and challenges faced by entrepreneurs in the peer-to-peer accommodation sector driven by the Airbnb Platform. Research Design & Methods: This study used a qualitative research design that followed inductive content analysis assisted by thematic analysis of semi-structured interviews with twelve micro-entrepreneurs who provide peer-to-peer accommodations in Sri Lanka. Findings: Peer-to-Peer accommodation entrepreneurs were motivated mainly by the curiosity to try Airbnb, followed by monetary and social gains. Amidst several challenges, such as the uncleanliness of some guests and violation of house rules, peer-to-peer micro-entrepreneurs enjoy their role as hosts and are satisfied with the overall hosting experience. Implications & Recommendations: The study provided peer-to-peer accommodation hosts a sense of empowerment and an opportunity to make their voice heard, which is crucial in developing an impartial public debate to develop the right policies for the peer-to-peer accommodation sector in Sri Lanka. Contribution & Value Added: The study contributes to the existing body of knowledge on entrepreneurship in the informal sector by viewing Airbnb hosts as informal microentrepreneurs with distinct attributes, motives, perceptions, benefits and challenges while providing valuable insights for various stakeholders in the industry

    Mapping the operation of Airbnb in Sri Lankan cities

    Airbnb is most famous as a part of the growing “sharing”, “peer-to-peer”, or “digital” economy where the platform transformed the traditional tourist accommodation services through its novel business model. In order to comprehend the influence of Airbnb on the tourism and hospitality landscape, it is critical first to understand the market and how Airbnb operates. Therefore, in this study, we explore the operation of Airbnb in Sri Lanka using descriptive statistics and maps by analysing the scrapped data of the Airbnb website. The study results show that Airbnb has been well established on Sri Lankan soil as an alternative accommodation service provider, and the listings have been scattered across the country. However, most listings tend to concentrate in the city centres of famous touristic districts and tourist resort regions in Sri Lanka. These findings will provide a valuable avenue for further investigation of the operation of Airbnb in Sri Lanka

    Regulation of peer-to-peer tourist accommodation services: lessons from Asia pacific countries for Sri Lanka

    Purpose: The peer-to-peer accommodation industry has expanded tremendously in the previous decade. The purpose of the study is to evaluate the adequacy of existing guidelines and policies in regulating peer-to-peer tourist accommodations driven by Airbnb in Sri Lanka by examining the policies of 16 Asia Pacific cities and countries to see how countries manage differential impacts of Airbnb. Methodology/Approach: A qualitative content analysis of the documents was conducted through Leximancer 5.0 to identify patterns, themes and meanings. Findings: The results revealed nine significant themes that emerged from the content analysis of documents and 18 priority areas were identified to be focused on in introducing regulations and guidelines for peer-to-peer tourist accommodations driven by sharing accommodation platforms. Research Limitation/implication: The findings can contribute to the ongoing regulatory discussion over short-term rentals and have immediate implications for state legislators attempting to regulate the business. In addition, the results will help understand policy trends in the sharing economy and develop the necessary robust policy and legal framework to support and strengthen the sharing economy. Originality/Value of paper: This is the first article investigating the adequacy of existing guidelines and policies in regulating peer-to-peer tourist accommodations driven by Airbnb in Sri Lanka

    With the emergence of the sharing economy, Airbnb has become the poster child for the digital peer-to-peer accommodation market in the hospitality industry. The study explores the attributes influencing Airbnb user experiences in Sri Lanka by analyzing online guest reviews. The study uses an exploratory research design to examine a large data set of Airbnb user reviews utilizing text mining and sentiment analysis. According to the analysis, five key themes emerged from the review comments: “recommend,”“host,”“experience,”“room,” and “location.” Furthermore, the relationship between the host and the guest greatly impacts the Airbnb user experience in Sri Lanka. Most Airbnb user reviews are positive and primarily focus on the host, while negative ones typically focus on the property’s indoor environmental quality. The study contributes to the literature on the sharing economy by offering a structured and extensive analysis of actual online reviews from Airbnb customers to understand their experiences better while providing valuable insights for various stakeholders in the industry
